Why are you doing a low density development?

As investors, we need to consider the medium and long term. Property developers however just need to be able to sell their developments when they are completed. They can follow short term trends. Until now, high density developments have formed the mainstay of new construction. We believe this is changing.


Aren't other developers building houses?

Yes. Either they are far from the sea, or they are high density - take a look at this.


Why is important to be close to the sea?

To maximise rental opportunity. Most people who go on holiday to the seaside like to be within walking distance of the beach.


Why didn't you invest in a "first line" plot?

There are a number of issues with plots located right next to the sea. There is a new law which prohibits new construction within 200m of the sea, though projects already approved can still go ahead. Seagarden Resort is as close to the sea as is possible, as allowed by this law. The term "first line" is misleading, a large "first line" plot may contain land that is further from the sea than a smaller second, third or fourth line plot. The important measurement is how many meters it is from the sea.


Is access to the beach guaranteed

Yes. All beaches and coastal areas in Bulgaria belong to the state. No one can prevent you from going to a beach, and no one can charge you for access. There is no such thing as a "private" beach.


Won't there be a lot of through-traffic to the beach?

No, the local beaches are small, only people living in the locality would know about them and use them. The large Oasis beach has its own access to the main road.
