Why are you investing by the sea?

Bulgaria's most valuable tourist asset is the Black Sea coast. Attractive and underdeveloped, it probably has more potential than any other coastline in Europe.


Why not invest in the cities, ski resorts...

Why the southern coast?

The southern Black Sea coast has a better climate than the northern coast (i.e. north of Sunny beach). The sea is warmer. The season is two weeks longer. Most Bulgarians go on holiday to the southern coast because of this.


Are you sure there is such a difference?

Bourgas has less than half the number of days with rain, and more than an hour per day extra sunshine than Varna, in June, July and August. The south has a more Mediterranean climate - when it rains, it rains, then it is sunny for the rest of the day. The north is more overcast, and there is more drizzle (i.e. English weather). Why is this?

On the northern coast the climate is affected by the mountains. Also the sea is deeper in the north (it drops off more quickly). Therefore in the summer, the sea warms up more quickly in the south.


What about the sea quality?

Most of the beaches along the Black Sea coast are clean, meeting the EU requirements. The only black-spot is the city of Bourgas, which as you may expect of a major port, is affected by a certain amount of pollution.


Why didn't you invest nearer the major resort area of Sunny Beach?

Over the past few years, the greatest return on investment has been where the majority of investment and construction has occurred - in the development 'hotspots'. These hotspots include the major cities, a couple of ski resorts, and a couple of locations on the Black Sea coast including Sunny Beach. Although an excellent investment in the past, they are now becoming overdeveloped. Having seen steep price rises, and with supply having caught up with demand, the hotspots provide a less attractive investment for the future. We were looking for future potential, and wanted to stay ahead of the wave of development, as it moves along the coast.
