Why are you employing construction professionals?
There is a shortage of experienced construction professionals in Bulgaria, many go abroad. Therefore many construction companies employ inexperienced workers. We prefer to pay more to get the best. The quality of construction in Bulgaria is generally poor, we want to avoid the common problems.What are the problems with new buildings?
- No soundproofing between floors of a building.- Continuing construction before concrete has properly dried.
- Using iron piping, which rust and have to be replaced.
- No insulation, single glazing, causing condensation and mould.
- Overflowing showers, drainage can't cope.
- Poor materials used for plastering, facades need repairing after a few years.
- Doors don't fit properly. Low quality furniture.
Does this mean that all Bulgarian construction workers are inadequate?
No, many Bulgarian construction workers have worked abroad. Some of them are very good, and do get frustrated at the poor materials provided by management, and the constant pressure to do a rush job.So why is there so much poor quality construction?
The main reason for this is that many construction companies want to minimize their cost, so use cheaper materials, and take shortcuts. Also they often operate under penalty clauses if there are delays, so if they are running late it is often a rush job to get it finished.Is there a guarantee against building defects?
All construction companies in Bulgaria are liable for defects in the construction for a period of ten years by law. However there is no guarantee as such, this is provided by the insurance company.How does insurance work?
You insure your house against damage. If there is any damage, regardless of cause, it is handled by the insurance company. If the damage is not your fault, they pay you. The insurance company will then go after whoever was at fault. If it is a construction fault, they sue the construction company. If someone drove a bulldozer into you house, they sue the person responsible.Which companies offer insurance?
There are various Bulgarian and international insurance companies, for example Allianz, Wiener Städtische, AIG, Interamerican, QBE.Will I be able to modify the house / build an extension?
The properties will be completely finished, and therefore not suitable for DIY. Any desired modifications can be discussed in advance and incorporated into the construction of the building.
